Uncle is offering to sell his rental properties

Hi, I have an uncle who is retiring and looking to liquidate his properties and get out of the real estate market. Coincidently, I called him to get some pointers about the real estate market in the area that I'm looking to start rental investing (holding and buying) for cashflow/income and he mentioned that he's looking to get out of the real esate market and would like to sell me his properties.

Here are my questions to my fellow BPers in the forum.

Are there any benefits from buying/selling to/from a family member/uncle? Maybe eliminate RE agent commission? Transfer the properties/Quit Claim, instead of making traditional sale?

The rentals are cashflow positive - what cash on cash ROI should I try to obtain - 8% or more?

Are there any pointers you can provide so that we both can take advatange of the relationship?

I don't know whether he owns them outright or has borrowed money.  I will meet with him to review the numbers and see if it makes sense for us, but would appreciate any pointers to help both of us make the transaction beneficial for the both of us.

He has 3 residential properties and 1 commercial.

Sorry for the random questions but any guidance is appreciate. This is my first post and my first potential investor deal.
