Whats the market like in "Medical Lake" in Washington State?

Greetings friends, I have an opportunity to purchase a small home in this community for what appears to be a super value, a friend owns it and he says it needs about $5 to $10K in rehab work. It's only a 1 bed 1 bath home but on a large lot and so an addition could be made to add square footage. Does anyone have current local knowledge of the market in this community right now?
