Missouri or Nebraska?

Hello BP community, I am in southeast Nebraska and I have been bouncing the ball around as to wether or not get a Missouri or Nebraska real estate license, my current job has a weird schedule where I will have 4 days and 6 days off once a month. Most days fall during the week, which I thought it would be a good idea to maybe add some additional income, possibly get a few investment properties myself and to learn the game of REI! Nebraska has higher property taxes than Missouri, and I have been looking at listings and A town in Missouri, not that far away, has a lot more houses in my price range. I was wondering if anyone has experience in both of these states or one or the other. Information about tax benefits, laws, anything you deem fit, please let me know! Thanks,

Hi Josh,

I'm familiar with the Nebraska market, not as much Missouri.  If I were you I would see what kind of rent numbers you can get in Missouri by utilizing the filters on zillow and checking craiglist.(If your looking at buy and holds)  Unemployment rate and migration are big factors too.  I like the rental market in Lincoln as there are around 50,000 college students to help boost numbers and the unemployment is extremely low.(Lincoln taxes are high tho) It might help to call up a realtor who works with investors in each market as well.  Sometimes you can find one who actually knows what their talking about and can be a wealth of information fast in a new area.
