Turned out to be a total ruin, the agent even said she cringed when people ask to look at the house. Not worth the time or money, the search continues!

Hello BP community, I am meeting with a realtor tomorrow to see about a house which has been listed for almost 800 days, Price has never been reduced, and talk around town is it has a bad foundation. I don't know how bad just yet. My question for the BP community is what are some good questions to ask for her tomorrow? Maybe things I could overlook? Or some serious big ticket items that I may just be forgetting? Thank you all!

Hello BP community, I am in southeast Nebraska and I have been bouncing the ball around as to wether or not get a Missouri or Nebraska real estate license, my current job has a weird schedule where I will have 4 days and 6 days off once a month. Most days fall during the week, which I thought it would be a good idea to maybe add some additional income, possibly get a few investment properties myself and to learn the game of REI! Nebraska has higher property taxes than Missouri, and I have been looking at listings and A town in Missouri, not that far away, has a lot more houses in my price range. I was wondering if anyone has experience in both of these states or one or the other. Information about tax benefits, laws, anything you deem fit, please let me know! Thanks,

Just a quick question, obviously a part of the BRRRR is "refinance," so if an investor uses this strategy often does the constant refinancing hurt your credit score? I mean sure paying the refi loan off on the sale would look good I understand. However if you repeatedly refi loans does it hurt your score in some way or another?

I asked about obtaining a list of properties that owe taxes and possibly use this outlet to find motivated sellers. She told me that They sell the foreclosed homes on the first Monday in March, but, here is what I thought was weird, that on that day they also have investors come and the people have an option to borrow money from the investors and if it is not paid back in 3 years then the investor, which the house is deeded in their name, can foreclose on. She said this was Nebraska State law and made it sound like I would be doing something illegally if I tried to go about it without going through it this way. On this one day a year. I have been reading state statutes and laws and can't find anything about it. Has anyone ever heard of such a thing? I am currently searching for a good real estate lawyer in my area to answer some of these questions.
