turn key companies for out of state investing

How do you feel about turnkey investing companies? What are the better ones?

@Brian Levredge is Chattanooga a good market for rentals? I am about to open a Gus's Fried Chicken in Knoxville and currently looking at East TN markets (Tri Cities, Knoxville and Chattanooga).  

@Irko Maurizio Sera you will get the best deals from providers that actually own the property instead of 3rd party marketers.  Some of the 3rd party marketers lock in their providers to essentially life time contracts for buyers. In other words, if you get introduced to a local TK provider by a 3rd party marketing company and you buy 10 properties, they will have to pay referral fees on each and every one of your transactions.
