Feasibility question - Heights, FAR and building restrictions

Hi everyone,

Contemplating the idea of constructing for my next venture. Looking at an empty plot of land of 6584 sqf. The height restriction is 1.5 x Right of Way. 48 feet x 1.5 = 72 feet. FAR is 3.0.

My understanding is:

  • The total sqf of all constructed area should not exceed 6584 x 3 = 19752 sqf.
  • And i can't go higher than 6 floors of 12 feet each.
  • So realistically 6 floors of 3100 sqf each + 1152 for entrance stairs and surroundings. That's 1 floor for basement; 2 floors of 3 bedrooms apartments of 2100 sqf each and 3 floors of 2 x 2 bedroom apartments of 1000 sqf each.

Am i understanding this right?
