Bought a 2-Flat in Forest Park yesterday

Just bought another 2 Flat in Forest Park yesterday.  Paid $180000, and will cost additional $15000 in remodel/repairs.  Expected rents total $3000 per month.  It is within 2 miles of my primary residence and thus meets my wife's criteria for any rentals that I buy.  I have 4 mortgages and 9 properties.  Now looking for 5th mortgage and another property but it is getting harder to find good deals.  I use leverage but not excessively.  I am increasing leverage little more now to expand to $10000 monthly cash flow.  Any suggestions on upcoming areas that are great buy and hold buys?  Thanks.
