Purchasing first house with a partner

I have the opportunity to get into my first house with a partner. Long story short an ex boss of mine who I'm still good friends with owns several rental property....I was talking with him the other day and asked if he would help me get my first property. He said he would if I brought the cash and we can split the profits. Would this approach to investing be a good way to acquire my first property?
