Executor or Beneficiaries???

I need help to figure out a transaction that I am working on at the moment. I have a house that I am trying to get under contract, unfortunately the family is not being very cooperative at the moment. However, the executor of the estate is a bit more responsive. On the property card there is a name with etal (beneficiaries). I am not familiar with this particular transaction and legalities. Do I work with the Executor of the estate or the beneficiaries? I am in Chattanooga TN 

Any advice and or references would be greatly appreciated, Thanks!

Follow @Charlie Fitzgerald's advice and hire a real estate attorney.  That said, the Executor of an estate is the person responsible for disposing/distributing an estate's assets.  Beneficiaries are the folks who will be receiving something from the estate.  Hope that helps.  Teresa
