Raising seed/working captial

Hopefully someone can lead  us in the right direction here.

We are looking for the best way to raise some working/seed capital so we can purchase more rental properties. We currently mortgage two, two family units which are pulling profits. Our issue is we'd like to expand but our lender requires 20% down on our financing which does not support the short term growth we would like to see. Does anyone know what avenues exist to get working capital like this via SBA or other programs? Thank you!
