Fix up costs on a BRRRR

Hey guys, I'm looking at an REO. The market is hot but this one has some issues. It has mold from the plumbing freezing, and the previous owner cut many of the electrical wires when he moved out. Here are the costs I am associating with the renovation.

Bids
Professional Mold Remediation - $5,380
Electrical - $14,000

My Estimates
Drywall - $5,000
Framing/demo - $7,000
Plumbing - $4,000

Anything else I'm missing.

It is a 2/1, but with an unfinished basement I could make it into a 3/2.  A 2/1 is renting for $650 to $850/mnth.

Thanks guys,
