Canadian investors, best and most affordable areas to invest in

Hello, 

My husband and I are very new to investing in real estate. We live in Vancouver Canada and just flipped our first home for a profit of 150k in 7 months. The market here is too high and looks like the market trend might be on its way down. We would like to invest in the US. We are open to buy and flips as well as rental properties. We have roughly 200k access to of our own money since trying to get a morgage as a Canadian is much harder to do. We want our money to go as far as possible. 

Any suggestions of great areas at low prices to flip or rent out. Any other ideas for financing as a Canadian? Any information for foreign investors would be appreciated!
