Staging in Wilmington De
Hello BP members,
I have just finished my first flip in the Wilmington DE area (N Van Buren). I'm truly excited about finishing this flip in less than 90 days considering we did some major work and receiving permits from the city. Now, my question is I have had the house on the market for around 45-50 days or so and I'm not getting that many showings( DOM is around 75-90 days). I did realize that my price was to high but I listened to my realtor instead of my gut. So, now I am a little concerned that I still have this property and very few showings. From the feedback from the couple of showings we had the price is right on point. Now, from the pictures the house looks amazing however should we stage the property? The price of the house is under 160k. My realtor said don't waste money on it bc of the price point but I disagree. Should I stage the entire house or maybe just the 1st floor? Also, what does staging typically cost? Home sq ft is about 1500.
Thanks in advance,
Rafael
