Offering to negotiate repairs
We are in the process of negotiating the purchase contract on a flip that we did. Part of the buyer's demands is that we offer to negotiate repairs. We spent $35k on our rehab and replaced the hvac, flooring, fixed plumbing leaks etc. but we didn't touch the roof (it is about halfway through its' lifespan) so while I feel it is fair for us to offer to negotiate on that, are we conceding too much by offering to negotiate repairs? We are already covering the vast majority of closing costs and the buyers are having to rent it for 3 months until their lender will qualify them for FHA. My agent says that if we refuse to negotiate repairs, it will kill the deal with any first-time home buyer which is who are market targets. Any thoughts?
