Multi units

I wholesale properties and am finding there is another formula for multi units. Most 'multi-units' I think are really expensive. For example a 4 plex with a monthly income of $2200 a month with a price tag of $220,000 In my opinion is not a good deal. It seems like everywhere I look that is the deal.  100xgross is norm. Even though you aren't going to pay that in a mortgage, you still have to pay for insurance, maintenance, occupancy and turning the place when someone moves out. so you are left with hardly anything. What am I missing?
