Purchasing a vacation home in Ocean City NJ

I am looking at purchasing a vacation home with cash.  The seller purchased it for $495,000 six weeks ago and recorded the home as two separate units (condos).  The bottom floor sold for $320,000 and the upper floor is list at $334,000.  However, it needs extensive work to be considered "updated". 

I am offering $300,000 cash with agreement of the inspection.

Any thoughts?
