Absentee Owner Mailing Question

Hi All.  I am currently using wholesalers to find deals for my flipping operation, which works well for me since it saves a ton of time and I have a full-time job.  However, I want to add holds to my portfolio in a very specific market in NJ where I currently have a few properties.  I grew up in the area and though I don't live there anymore, know its a great rental market and want to expand.

I have taken the time to go through the tax records on the streets I know I want to buy and identify all of the absentee owners of multi-families (2-4 units).  I have a database built and a letter ready to go.  Now I just need to figure out how to handle any calls that come in!  Any tips and/or resources would be appreciated.
