Cleveland OH - Multi Family - Expenses Cost per UNIT

Hi Guys,

I am relatively new investing in Cleveland Ohio. 

I purchased my 1st 6 unit building in March 2016. It has been going very well. I am looking into jumping in to a new building from 10-20 unit. I have noticed something as it relates to the expenses. I have reviewed many buildings and found that expenses range from $1800/unit to $3600/Unit depending on the building irrespective of how much its making which seems to consistent. I understand many variable come to play, Taxes, Central Heating vs Individual heating. and the costs you see the spike in is Gas & Taxes. 

I think I know the answer to my question lol, but I want to get a feel from the community what is the average range you would get per unit ?
