Right of Way / Easement value to offer for lake access

I'm wondering what would be a sensible amount to offer the  neighbor for a formal easement / right of way access. The neighbors are thinking of selling. We share a lot line on a parcel of lake shore that is separated from our houses by a road. We have been able to walk across their the end of their property where it is flat, to move bulky dock items or roll a lawnmower across. We currently have a stairway access down to our lake shore area we use  otherwise. They have occasionally crossed and used our property which has been fine. Do you think this is overthinking a neighborly thing, should i be worried we might not have other nice neighbors?

What would be  a value that the current owner would be open to sell us a easement right of way access?  I understand a attorney would need to draw up the easement and any costs for that and filing fee's would be something I would cover.

Just wondering if anyone else has wished or gotten something similar. We used to have a shared driveway on a rental property and it was a horrible when new owners took over.
