Forming a Real Estate Company

Hi all!

As I'm starting to really commit to doing REI, I want to form a company that will be buying real estate. Let's say I just want to form a sole proprietorship and call it "ABC Real Estate" which would be buying real estate. I would be taking the loan out in my personal name. The questions I have are:

1) Do I have to file any paperwork to form my "ABC Real Estate" Company if it is just a Sole Proprietorship? I know I would have to file special paperwork for an LLC or a Corp but I wasn't sure about a Sole Proprietorship.

2) Would I hold title in my personal name or my Company name?
