Do you use or not use a realtor for investment props?

Hi BP ! 

Do most folks use a realtor to purchase their investment properties ?  are there pros/cons to using one what alternatives would i have if i was going to purchase/make offers without one? i'd hate to waste my realtors time putting offers on properties that are below ask.

i'd rather do the leg work myself reaching out and find willing sellers then get the realtor involve to send over the formal offer.  Can you make verbal offers to folks to see if they're willing to sell and then simply get the realtor involved once i've found a seller and we've agreed ?
