Made my first Cash offer

I did a flip deal with my two brothers two years ago and since then I've been hooked on researching and studying best practices of real estate investing. Yesterday I submitted a 34k cash offer (asking 25k) on a 2/1 SFH that needs 35k in rehab. and I should be looking at a ARV of 95k and a rent around 900. My realtor wasn't sure if I would win the bid but I am not moving off of my numbers. Feels good to submit an offer, now I need to find 10 more!

What do you guys think about my cash price and do I have room to go up at all?
