Graduate Student Seeking Options for Financing a Home Purchase

Hi,

I am a graduate student and I am interested in purchasing a multifamily home to both live in and rent out. However, I'm not sure how to get over the hurdle of not having a job when it comes to acquiring financing. My plan is to use the rental income to cover the mortgage I would take out to purchase the home. I also have substantial savings from the sale of another home that would be used for security in case the rental income ever fails. Does anyone have any ideas on how a student can acquire financing?
