Buying Apartments with Tenants

Hi all! I'm still really new and starting to look at some deals. I am primarily interested in buy and hold. I would like my first deal to be a multifamily where I can live in part of it and then rent out the rest. I have recently found a property that just hit the market that has 2 units. There is a 1 BR, a 2 BR, and a 3BR. All 3 of them are currently rented. Ideally, I will be using my VA loan to finance my first deal. But my question is, how does one do this? I have to occupy the space to use that financing. I have tried Googling the rules, but I haven't really found anything solid so I was hoping you all could point me to a resource? Thank you!
