Direct Mail Campaign questions

I am a fairly new real estate investor, and have only done a few deals. I have only used an investor friendly realtor, who has been awesome to work with, and I also bought a buy and hold through a whole seller. My issue is there just has not been enough spread in most of the deals I have looked at. I feel like the MLS has so much competition, and even coming in 10k over asking price, I still don't get the deal. I have been lucky enough to have had good returns on the flips I have done (around the 20k range) but I am using my own cash to make the deals work. Even bringing in another investor or hard money would make the deals REAL slim. I am going to do a direct mail campaign, and was wondering if anyone had any advice. If I could do "ONE" form of direct mail, and hammer it, I would love to get some suggestions on what has worked great for other investors out there. Also, how do you track the return? What's the best direct mail company to use? Seriously, any and all advice is helpful. I have never done direct mail, but I am ready to get out there and give it a run.

  I own a construction company, and have great connections on that end, so my biggest hurdle (like everyone else!) is finding the deal.  I feel like i gotta get straight to the homeowners, who have a problem that I can help with.  Thank you BiggerPockets Forum for your help!
