Flip or buy and hold ( Aurora Ill )

Hello everyone. So I've been looking for properties to fix and flip and also for buy and hold. This Friday I spoke to someone who says he is willing to invest with me. But I am looking for a way to be able to present to him a couple of the best properties I found. I want to make it professionanal. He owns a company here in my town. But clearly he doesn't know much about R.E. That's why i want to make it professional and easy to understand . 

So my 2 questions are...

1. Should I start using and investor with flip or buy and hold?

2. How can I make it my presentation look professional and easy to understand?
