hello fellow biggerpocket friends:

Does anyone have experience buying from online auctions with occupied properties?  Without access we cannot get hard money lending due to lack of inspection. I am trying to get a fire certificate early in the game and bring my hard money lender by at that time.... Has anyone been through this situation before.? 

Also since the property is occupied the bank has already started eviction proceedings.  Has anyone ever knocked on the door and tried to speak with the occupant?  We are willing to offer $5-$10k in relocation expenses if the occupant is out. 

Any feedback is greatly appreciated.
