Seeking Feedback on Mailer for Off Market Deals

Hello! I've put together a list of half a dozen vacant properties in my area that I would love to make an off-market offer on. Some of the owners appear to be in their 90s or deceased, so I'm not sure how I should address these letters since I might actually be looking for their heirs, etc. Any feedback on the letter is much appreciated.

I've attempted to track down phone numbers, but not having a ton of luck. The numbers I find mostly seem to be Comcast landlines that aren't actually in use. Any advice?

To Whom it May Concern:

I am writing to get in touch with the owner of the property at XXX.

My husband and I happened to drive by your property the other day and it caught our eye. If you are at all interested in selling now or in the future, we'd love to take a look and present you with an offer. My husband is a contractor, so projects don't scare us! We would offer all cash and a fast and easy transaction, and selling to us would save you from having to pay realtor commissions.
