Hot neighborhood, Ugly Steet

Hi BP community,


I'd love

I have 2 lots in a hot neighborhood that I'm getting for 1k.
The thing is (and there's always a thing when you're getting something for super cheap is, these 2 lots are directly across a street from a very unattractive substation or electrical station.

I feel pretty confident that I'll be able to rent bc of the neighborhoods location and the surrounding the blocks have beautiful houses.

My Questions Are:

1- I'm trying to get comps so I can build on this land but how do you take into account this ugly structure, nothing on this block has sold recently. Is there any metric I can use to say the price of my homes will be this much less bc of this ugly structure across the street?

2- If you've had experience w/ something like this how has affected the appreciation of your house?
