Property tax delinquency

Hi Guys, 

I am from Canada, little different here.

I found a distress vacant property with 12k property tax delinquency. It looks free and clear anyway, it is heritage.

If I give a offer for (lets say) 50k, is it obvious in Texas, this will deducted from  the seller money ? The title company could transfer to me if the tax paid, it is correct?
