Do you need your own title company

Dear fellow investors, We are closing on a purchase and using the seller's title company. I read people suggesting having your own title company (not the ones recommended by the lawyers). I wonder if it is only for people working in whole sale area or for us buy and hold investors too. What is the benefit of having your own title company as I heard there is no cost benefit due to state regulation. Thank you Sylvia
