Sell or hold? Looking for some ideas on my current property.

Ok folks, I'm new to bigger pockets and am looking for advice on my current property. It's in an absolute lava hot market in northern Colorado. I currently have it rented with $800 positive cash flow. My dilemma is that if I sell I would stand to make almost 100k after commissions and fees. My goal is to continue to grow my portfolio, but I'm not sure if this is too good of a bell cow to mess with and should I consider other avenues of real estate investing. Thanks in advance!
