City Inspection

I had an inspector review a SFH that I had under contract and decided on 3 items that I felt comfortable going to the Seller and negotiating for them to be responsible for those 3 items. I haven't heard back yet, but the city inspector reviewed the property and identified about 4 more items in addition to the 3 items that I had sent over.

Is the Seller responsible for all 7 items now? Do they have any wiggle room to back out of the deal? 

One of the items worrying me is that the listing had the house as 6BR, but the city ordinance is for 5BR. Thoughts?
