Deed and Mortgage? How did it work for you?

Spoke with my attorney and asked what she thought about "Rent to Own". She said legally, its hard to back in a court of law because of how unfair it can be for the person that rents. Instead, she recommended i check out "Deed and Mortgage".  I am starting to research the subject, but was more curious to hear about first hand experiences. Comment below if you have any experience with either or, and please provide some helpful insight to someone that does not have much experience in the subject matter.
