Buying a rental in Denver before leaving job

Hello Everyone,

I am a Seattle native but moved to Denver in November 2015.  I am planning on moving back to Seattle in December 2016 and leave my W2 job.  In Seattle, I am planning on starting a business so I will not have a W2 income for sometime.

I am considering buying 1-2 properties in the Denver area while I can qualify for a loan / mortgage (since I will have a W2 income for the next 6 months).  For the properties I want to buy in Denver, I am primarily interested in the buy and hold strategy.

Do you have any recommendations of Real Estate agents?  Also, any areas to focus on for 100k-250k properties with good rent potential?  I am considering Thornton, Commerce City and Parker.  I would love to get something in downtown Denver but I think the prices might be outside of my range.

@Sukhbir Gill You know you are moving back to Seattle, why not purchase property in that area before moving back? Rather than becoming a long distance landlord in 6 months.
