Lease Purchase Agreement - Florida

Hello,

This is my very first post and I would like to thank any comments or guidance any of you may provide.

I own a property in central Florida and had not been able to sell it for the amount I wanted. Someone is interested in renting and living in the property with the option to purchase, however, I have not been able to find a contract I should use as the potential seller. I intent to provide the tenant/buyer two different agreements(I read somewhere it should be two separate docs); First, the normal Rental Agreement for six months (which I already have a template) and Second, the Purchase Option Agreement with all the important info needed.

I'm just a little lost on what the second agreement should have, or not have, and if I am able to eliminate the option for the tenant to reassign to someone else later on and how can the two documents should be tied together, if at all.
