hey guys i have been doing wholesaling for a while and i have recently come into some situations where im not entirely sure how to market a particular property, in this instance its land. how do i negotiate a land purchase price? is it pretty similar or do people negotiate differently and also, do cash buyers show interest in land? the reason i ask is because im not sure whether or not i can do an assignment of contract and if so i would love some insight on how to execute a contract. thanks a lot!

Hi FD - Land flipping or wholesaling is somewhat different and much simpler than dealing with actual real estate . And again it depends on whether you are looking at rural undeveloped land where the market might  be for hunting , RV camping or even preppers. That kind is usually "out there" and may be 50 - 100 acres  depending again on location. The other kind of land exists in the city outskirts in a path of development - which is different  market again and is usually priced higher closer to city (1 M -2 M population qualifies here) . Also in- city filler lots can be found /sometimes purchased for a little less than market and purchased by developers also .  How you market depends on who you identify as your market . Also how you sell . Can wholesale also like with REOs etc or get down payt and seller refi and sell note .  I can recommend great course on this where there is virtually no competition if you are interested if it is still available.
