Hello everyone,

New pro member and I would like to share this deal and hear your thoughts on this one.

 Click Here --   Single Family Investment

It's a single family home, Ranch style with 1371 square feet finished and another 513 square feet four seasons room. Tax site values it at $162,800 but actual value if repaired and updated nicely is probably more like $145,000.

Roof appears ok, furnace and ac are older so I may get a home warranty as well.

I have an accepted offer at 105,400 and I am hoping to get by with about $3,000 in repairs.

Looking to finance over 30 years at 3.675 (or more).  I think I can get 1200 or just under per month on rent due to its location and size.  Property taxes are a bit high so I hope to appeal those next year.  I completed the rental evaluation calculator to the best of my ability.
