Contractor's Lien Waiver

I recently joined BB and I have learned a lot over the last few weeks. I am a fairly new real estate investor. I currently have 1 duplex and 1 condo that I am renting out. I am in the process of buying a 3 unit building with 2 apartments and one commercial space. Precious owner got in financial trouble as he was rehabbing the unit and it was taken over by had money lenders. A lot of work has been done to the unit over the last 6 months; therefore, I want to make sure that all contractors have been paid and that no one will put a lien on the property after I purchase it. Sellers do not want to do a mechanic's lien waiver, but instead want to put language around indemnifying me if any contractors claim that they haven't been paid after closing. Aren't mechanic lien waivers or contractor lien waivers very common? Any recommendation or feedback on how I should proceed?
