Wreck house vs. Junk house

Hi my market is New Orleans, we have a lot of junk, and wrecked houses. I'm wondering what should I absolutely stay away from? Yesterday while driving for dollars, I saw a house that literally had a tree growing out of the roof.

@Jeanne J. It really depends on the area.  If the price is right, and the area has value, someone will be interested in it for either a rehab or demolition for a new build.  Area is much more important than condition.  Alot of the remaining vacant and abandoned houses in NOLA are in not very desirable areas.
