Purchasing a SFH that is currently a rental

I'm looking to purchase a SFH that is currently being used as a rental. Where can I find a good contract example to use for purchasing the home? Also looking for advice on how to negotiate the current deposits that the owner should be holding for the current tenants. Given our conversations I'm assuming he does not have the deposits available.
