Having trouble closing listing appointments (REALTOR)

I have been on about 20 seller listing appointments, and not able to get any listings out of them . im contacting FSBO and expireds

out of those 20, i wouldn't say all of them were fully qualified, so i think that is part of the problem.  

Im 20, so i think i need to be more polished and overcompensate over the average agent so they can trust me more. ive been practicing my scripts and feel like im doing a pretty good job on my appointments, but obviously something isnt clicking.

any suggestions? any audio books? youtube videos? live videos of people doing listing appointments?
