$105,000- Flip & wholesaling budget
Hi everyone,
I'm having a hard time deciding how to allocate my budget towards flipping and wholesaling. My goal is to have 2 properties flipped by the end of the year. I'm planning to put somewhere between 30,000-40,000 per deal and let the HML fund the rest of the transaction.
With the rest of the money, I want to invest it on a mail campaign to wholesale properties. I'm planning to send 1,000 letters per month for the next 6 months. Some of the money will also be used towards bandit signs but I don't have an estimate for this yet.
Does anyone has any recommendation on my budget allocation? What other types of marketing are effective for wholesalers? What would you do differently from my plan?
