Short Term Lease with Seperate Option

Hi all,

I'm new to the forums and have a small rental that I will be renting to a young couple and giving them an option for several months to purchase the property.  I've decided to have 2 separate agreements and am wondering if anyone has a good option agreement to share.  I don't want anything overly complicated since it's a fairly simple deal.  Just something that covers my bases.

Any suggestions are appreciated...
