Wholesaling Duplexes in Indianapolis
I am a local wholesale investor in Indianapolis and I have a property owner that I came into contact with from a letter. He would like to unload his whole portfolio this year!
The only problem for me is that most of his properties are duplexes... which isn't necessarily a problem except for the fact that I have never done a deal with a double.
I have avenues to sell them, but I don't know how to properly assess them. The equation I use for SFH rentals right now is: Rent x 50 - repairs, or 20%ROI.
Should I use the same equation for duplexes?
Any help would be appreciated.
