Wholesaling HUD homes with a money lender

My business partner and I have recently come into contact with a local hard money lender who wants to lend us money for our wholesale business. We are both new to the process of purchasing HUD homes, but I know that there is some money to be made with them.

Since we have to act so fast with HUD I don't know how much time my money lender will have to react (He has a full time job and family). Should I let him know before I place any bids? He is new to the game as well and I'm sure he will want to protect himself by assessing the deal before he agrees to it.

In the future after we have done a few of these and we have a relationship it will be much easier, but we are still trying to get our first HUD home deal off of the ground.
