What would you do with $30,000, now that you know what you do?

Here's the deal and I would like to make this a big deal on BiggerPockets.  I want to call some of the experts out, people who've been doing this for many years and see what you/they would do with $30k right now, knowing what they do.  And I mean make this detailed because I am going to go through all the examples/ideas and pick one.  After I pick that one I will take the $30k and apply it to this deal/thought process and report all the way through the entire thing from start to finish.  

I am doing this for two reasons, in my industry before real estate if someone put me back on day one with $30k (or equilavent for my industry) I know EXACTLY what I would do with it or have done different.  So many people on this forum don't have anything to start out with and some do, so for this example I want to use the $30k first as a simple example of what can be done.

Whoever wins the "deal award" I will give a percentage of the profits plain and simple.  I think it would be fun to watch this whole thing unfold, give people some good excitement, and give people ideas on what to do with their profits from their deals.  

Now, you can't just say "I'd do this" you have to put a little thought and explanation into it.  

So now you're a "pro" what would you do right now with $30k for maximum returns in a short time frame...pretending you are starting at day one of your investing career, with little to no contacts, no rehab team, etc.  

Can't wait to see what everyone comes up with.
