Boots on the ground for hire? In dallas & Jacksonville fl

Looking into Turnkeys but don't have time fly there, look around the nab and check the house( i'm new.. wont even know what to look for)  I need someone to go walk through the property and check the rehab work, location, and general feel of the property and check the comps(near by rentals) along with a video of the walk thru ( cam phone video would be fine) .  Would like to "hire" a agent, or anyone in the biz with experience to give me a detailed report of this walk thru before I make a decision.   I assume it would take a couple of hours at most for someone local?    How much would something like this cost?  $150 $250??   Has anyone done this before?     

Just trying to come up with options.. since boots on the ground myself is not a option.
