I want to flip a home I own free and clear - Need a rehab loan

I own a home in Wabash, no mortgage, no liens.  I'd like to get a rehab loan to clean it up and rent it or sell it.  How can I start this process?

If you own the home why don't you just get a HELOC? typically they are at lower rates and you only have to pay for what you spend and not try to guess the cost ahead of time.
