buying another investment property

I have two investment property's both with renters in them paying the mortgages. I want to get another investment house to expand i have just recently bought the second one about 3-4 months ago.  I want to buy another one but i am trying to figure out if i should start pay off mortgages or save cash to buy third? any input appreciated.
